About BhumiNow

An independent guide to Indian land record portals.

BhumiNow.com was created to solve one problem: India’s land record portals are confusing, and most people do not know how to use them.

Every state in India has its own land records system, with its own portal, its own terminology and its own process. Uttar Pradesh has Bhulekh, Bihar has Bihar Bhumi, Rajasthan has Apna Khata. For someone checking a khasra, downloading a khatauni or viewing a bhu naksha for the first time, working out which portal to visit and what to press can be overwhelming.

We break each state’s land record process into step-by-step guides that anyone can follow, using the official government portals. We are adding states one at a time, starting with Uttar Pradesh.

What you can expect from us

Official sources only

Our guides link to the genuine government portal for your state. No middlemen, no third-party forms.

No fees, no applications

We do not process applications or charge for any government service, and we never ask for your Aadhaar, land or any personal details.

Terms explained

Khasra, khatauni, jamabandi and mutation are explained the first time they appear, so you are never left guessing.

Rechecked every 3 months

Every guide shows its last-updated date and is rechecked at least every 3 months, or sooner when a portal changes its process.

How every guide is made

  • Visit the live portal

We go through the actual state government portal step by step before writing anything.

  • Document each step

We describe every step in order, with screenshots where they help you match what you see on screen.

  • Explain the terms

Government terms are explained where they first appear, so first-time users are not lost.

  • Recheck and update

Portals change often. We recheck every guide at least every 3 months and update the last-updated date each time.
